The Baugesellschaft München-Land (BML) and the municipality of Aschheim want to set new standards for affordable housing with a new building project on Weidachstraße. This is made possible by the use of special concrete modules that are prefabricated in a factory in the Upper Palatinate and transported to Aschheim from August. The modules, weighing up to 35 tons, are only assembled and connected on site.
Mayor Florian Meier (CSU) sees great potential in modular construction for the Munich region, which is known for its high property prices. “Serial construction is a great opportunity for us to finally get urgently needed rental apartments quickly and affordably,” he said. The cold rent is to be 12.50 euros per square meter – made possible by a reduced ground rent from the municipality and its stake in BML. Without this support, the rent would be around 13.50 euros, still significantly below the average in the Munich suburbs.
The planned three-story residential building comprises 24 one- to four-room apartments, all barrier-free, with underfloor heating and an underground parking garage. In return, the municipality receives the right to allocate all apartments. The construction time is only seven months – a pace achieved through the high degree of prefabrication.
