Munich’s Arabellahaus to be renovated instead of demolished

The Arabellahaus in Munich will not be demolished after all. Instead, a comprehensive renovation with a spectacular extension is planned, as Bayerischer Rundfunk reports.

The 23-story Arabellahaus in Munich’s Bogenhausen district will not be demolished. Bayerische Hausbau, the real estate subsidiary of the Schörghuber Group, has announced a U-turn: instead of the wrecking ball, the building will be extensively renovated and expanded. Plans include a five-story opening between the 15th and 19th floors and Europe’s longest outdoor escalator system, making the roof accessible to the public.

Despite the new plans, tenants must move out by early 2030. The renovation is expected to be completed by 2034. The rooftop terrace will feature green spaces, sports facilities, and restaurants – with free views of the Alps for everyone. On the ground floor, a passage and new pathways will make the building more permeable.

By forgoing demolition, Bayerische Hausbau aims to save around 20,000 tons of CO2. “The Arabellahaus is a piece of Munich’s city history. Our goal is to lead the building into a new era – more attractive, more sustainable, and more open for the people of Munich,” said Managing Director Stefan Bögl. The existing structure will be supplemented by so-called shelves – additions of a new building layer – to reuse building materials.
