The average rent in Darmstadt this year is 11.81 euros per square meter. For comparison: in 2022 it was 10.44 euros, and in 2024 it was 11.72 euros. The city administration has already approved the new rent index, which is available on the city’s website.
The basis is a survey of tenants, as Mayor Barbara Akdeniz (Greens) announced. The Institute for Housing and Environment (IWU) evaluated the data. The rent index serves as a guide for tenants and landlords to determine whether a rent increase is appropriate.
According to Akdeniz, there are more and more suspected cases of rent gouging in Darmstadt. Landlords are demanding rents that violate the rent brake or the Economic Criminal Code. These inflated prices are included in the average values because they cannot simply be removed from the statistics legally.
The city sees the influx of students, professionals, and families as a driver of housing costs. Akdeniz emphasized that creating and maintaining affordable housing is a top priority.
