In Wiesbaden-Bierstadt, 37 apartments are currently being built for a communal living project. Occupancy is planned for December at the earliest. Andreas Börner, chairman of the association Gemeinschaftlich Wohnen Bierstadt-Nord, calls it a ‘village within the city.’
The idea for the project emerged 20 years ago and took concrete shape about eight years ago. The association won over the municipal housing company GWW as a partner. The multi-generational project, founded in 2018, prevailed in a city tender. GWW received the land on a leasehold basis in 2025 and is now building five three-story buildings on a site of around 4,100 square meters. Construction costs amount to around 13 million euros.
Of the 37 apartments, 36 have already been allocated. The association has 52 adult members and 22 children. The association alone decides on allocations. Cold rent is 12 euros per square meter, plus a surcharge of just over one euro per square meter for common areas. The apartments range from 55 to 85 square meters.
The association rents more than 200 square meters of common space in the basement, including a room for public events, home office spaces, a workshop, and a creative room. The monthly rent for this is around 3,000 euros. According to Börner, mostly single women over 60 have put themselves on the waiting list. ‘They are most aware that they do not want to become lonely and have to do something about it,’ he told the FAZ.
