Real estate prices on Sylt exceed 12,500 euros per square meter

According to a recent coastal report by Von Poll Immobilien AG, property ownership on Sylt remains a luxury. In the first quarter of 2023, the average price per square meter on the island was 12,557 euros.

The prices for single-family homes on the North and East Frisian Islands show some significant declines, yet they remain far from bargain offers. According to the coastal report by Von Poll Immobilien AG, the average price per square meter of living space on the North Frisian Islands in the first quarter of 2023 was 9,922 euros, reflecting a decrease of 4.7 percent compared to the previous year.

Daniel Ritter, managing partner at Von Poll Immobilien, stated: "The declines on many North and East Frisian Islands are indicative of a market phase where supply and demand are coming closer together again, leading to a realignment of price levels." Demand remains solid, but buyers are increasingly focusing on factors such as location, energy efficiency, and sustainable rental potential.

On Sylt, known for its long beaches and high density of millionaires, prices fell only by 1.5 percent. The East Frisian Islands, such as Juist and Norderney, offer a more affordable yet still high alternative with average prices of 8,294 euros per square meter.

In comparison, prices along the North Sea coast are significantly lower. In the district of Nordfriesland, which includes St. Peter-Ording, the price per square meter was just under 2,500 euros. The cheapest area was the district of Wesermarsch, with about 1,900 euros per square meter.

The most expensive region on the German Baltic Sea coast remains the Fischland-Darß-Zingst peninsula, with average prices of 5,138 euros per square meter, followed by Rostock at 4,011 euros per square meter. The lowest property prices were recorded in the district of Vorpommern-Greifswald, at nearly 1,500 euros per square meter.
